REPAIR, RENOVATION & RETROFITTING

At Techton, we believe in Preliminary Evaluation to assess the condition of unsound RCC Structures. For this Techton Buildcons also offers a Repair, Renovation and Retrofitting contracting model.

Under this model, we design the requirements of our esteemed clientele as per the condition of the structure through various new technologies and development of estimate is evolved.

CONVENTIONAL CONTRACTING

A widely accepted contracting model across the world, Conventional Contracting includes construction activities without covering finishes and MEP.

This contract is usually executed with or without keeping the materials in the scope of the contractor. However, the scope of work intended by the customer may vary depending on the prevalent requirements of the client, such as only Earthwork/ Substructure works/ Structure works/ Shell & Core works/ Civil Structural & Finishes or Turnkey including MEP works.

Once the entire scope of work is defined, the project is awarded to a single contractor (Main Contractor) at the initial stage.

Thereon the mode of operation and finalization of sub-contractors is at the discretion of the Main Contractor. These subcontractors are thus under the direct control and responsibility of the Main Contractor.

The Main Contractor is fully responsible for the proper coordination among various package contractors and needs to provide the required on-site facilities for the smooth execution of the project.

The Main Contractor is responsible for the completion of the entire scope of works as per project schedule and his risk exposure is on the entire project value including specialized package works.

GENERAL CONTRACTING

Also a widely accepted approach – in general contracting a contractor is expected to take-up not only the construction activity of the entire structure but also finishes and MEP.

Hence the contractor is the central point for the entire scope of work on a project from the initial stage itself thus allowing him the discretion to award the individual specialized work packages at subsequent stages.

The main works of the project, such as Civil & Structural works are awarded to a large contractor with additional responsibility of managing all other scope of works such as internal finishes, external finishes and façade, roads, landscaping and MEP works such as HVAC, Electrical, Plumbing & Sanitary, Fire Alarm, Fire Fighting, BMS, Elevators, etc.

The specialized vendors for these packages may be finalized at subsequent stages solely by the Client (nominated) or may be jointly finalized by the Client and the General Contractor. The General Contractor is responsible for the proper coordination among various package contractors and needs to provide neccesary on-site facilities to them for the smooth execution of the project.

The General Contractor is generally paid a co-ordination fee for the above towards his overheads and margin which may be in the form of a pre-decided percentage of the value of the specialized work packages or as a lump-sum amount.

The General Contractor is responsible for the completion of the entire scope of work as per project schedule and his risk exposure is generally on the entire project value including specialized package works.

DESIGN & BUILD

At Techton Buildcons, we believe in a more holistic approach to construction, which we term our ‘Design & Build’ contracting model.

Design & Build is a method of project delivery in which the owner executes a single contract with one entity (design builder) to provide architectural / engineering services and construction services.

Our Design & Build model is a ‘Single Point Solution’ that includes Design & Engineering services (for Architecture, Structural, Electrical, Mechanical, HVAC, Plumbing & Sewerage, Fire Protection services, Building Management systems, and Infrastructure works) Procurement Services, Statutory approvals, Project Management and Construction services.

We at Techton Buildcons have tie-ups with leading consultants (Architects, Structural & Service Consultants) all over the country so along with our group companies, we offer all the resources needed to execute a Design & Build project.

Our Design Centre, based in Mumbai, has a 10 member team compromising of Architects, Structural Engineers, Mechanical Engineers, Electrical Engineers, Design Managers, Project Managers and Coordinators with full access to the latest Design and Engineering software solutions and a library of Codes, Manuals & Handbooks.
